District heating, Eneco, electricity and internet: the contracts for your home, plus what to do when the heating doesn’t work.

Heat & power (Eneco)District heating, Eneco and electricity ▾

SYP and Steyn have different heating units, but they work in a similar way. The buildings share a WKO (thermal energy storage) that supplies district heating (stadsverwarming): excess heat from industry is used to heat homes elsewhere in the city.

Why Eneco? Because of the district heating network, the municipality has given Eneco a temporary monopoly. Your rental contract therefore comes with a mandatory heating contract with Eneco. Eneco also supplies electricity, but for electricity you are free to choose another provider.

Why is my heating bill so high? Eneco charges a lot of fixed fees (vastrecht). Around 60–80% of your bill is just for using and maintaining the district heating network, not for the heat you actually use.

Four providers deliver internet to SYP. Choose based on whether you want TV, and switch provider every year for the best deal. Always compare the total price for the full year: the discount often only lasts a few months.

KPN logoKPNInternet and TV via the fibre connection in your utility closet.
Odido logoOdidoAlso offers Klik & Klaar internet: cheap and cancellable monthly. It works like a permanent Wi-Fi hotspot that you can also plug a cable into, and it isn’t installed in your utility closet. Reception is poor on the higher floors.
Ziggo logoZiggoInternet and TV.
hollandsnieuwe logohollandsnieuweNo super-fast plans and no fibre connection in the utility closet, only via the cable. In practice you won’t notice the difference.
Your heating unit (SYP)Meters, heating and cooling, Danfoss ▾

Two meters. The unit is split into two meters: one for hot water (shower and taps) and one for floor heating and cooling. From 2027 an extra module should read out these meters, which makes them ‘smart’.

Heating and cooling. The system switches between floor heating and floor cooling every six months. Floor cooling is just tap water running through your floor, so it cools by 2 °C at most. Use it at your own discretion.

Danfoss control. The unit has two systems: one for tap water and a floor heating divider (verdeler) controlled by Danfoss. The Danfoss thermostats are wireless and send a radio signal to the divider. Not using floor heating? Then it is wise to disconnect the divider box.

TroubleshootingRoom not getting warm? ▾

Room not getting warm? Go through these steps in order.

  1. Check the thermostats. Make sure the Danfoss thermostats are properly connected to the divider.
  2. Give it time. Floor heating is slow: it can take up to 2 hours to bring a room to temperature. That is also why it is better to lower the temperature at night than to switch it off.
  3. Check the meter. If the value on the heating meter goes up, the heating is actually running.
  4. Check the pressure and refill if necessary, following the steps below.

Faucet, yellow hose and bucket4. Prepare the hoseConnect the yellow hose to the faucet. No yellow hose? Get a replacement from the huismeester. Fill the hose with water before you connect it to the heating unit (catch the water in a bucket).
5. FillConnect the hose to the fill valve, open the faucet slowly and keep an eye on the gauge.
6. Close and disconnectOnce the pressure is right: close the faucet first, then the valve on the heating unit. Disconnect the hose at the heating unit, drain it into the bucket and twist the cap back on.
